About Buffett Buying a House
In 1952, Warren Buffett was 22 years old.
He had just married Susan, and together they had saved up $10,000.
Susan wanted to buy a house and settle down.
But Buffett rejected the idea of buying a house.
He explained to Susan that this money was his investment capital.
If they used it to buy a house, they wouldn’t have the capital to keep making money.
He suggested they continue investing in stocks instead,
and wait until their assets grew before considering a house.
So, they chose to rent for several years.
During that time, Buffett’s partnership fund steadily grew.
Fast forward to 1958.
Buffett was 28 years old,
and his personal net worth had grown to $174,000.
That’s when he decided to buy his first home.
The location? Omaha, Nebraska.
The price? $31,500.
He paid in full, no mortgage.
Here’s the key ratio: about 20% of his net worth went into the house.
The house was built in 1921,
had five bedrooms and a basement,
and was a typical middle-class home in the area—not a mansion.
It was also close to the Berkshire Hathaway headquarters.
After buying it, Buffett jokingly called it "Buffett’s dumb purchase."
He knew very well that if he hadn’t bought the house
and instead invested the $31,500 in stocks,
the long-term returns would have far exceeded any increase in the house’s value.
Based on the performance of Buffett’s partnership fund at the time,
that $31,500 could have turned into billions of dollars.
But in the end, he was willing to make the purchase.
The reason wasn’t about the house appreciating in value,
but about providing his family with a stable living environment.
He’s lived in that house ever since—over 60 years without moving.
Over the years, he’s only made minor renovations and expansions,
but he’s never replaced the house.
In his later years, Buffett reflected on this decision.
He said buying that house was the third-best investment of his life,
right after the wedding rings he gave to his two wives.
So, should you buy a house?
You probably already know the answer in your heart.
