[APX Lending in Canada Plans to Launch Bitcoin-Backed Mortgages in Q1 2027; Interest Rates and Liquidation Terms Yet to be Announced] According to a report by CoinDesk on October 29th, Toronto-based lending platform APX Lending announced on Wednesday its plans to launch Bitcoin-backed mortgages in the first quarter of 2027, allowing homebuyers to raise down payments or full payments without selling their Bitcoin. The company has opened a waiting list and claims to be Canada's first regulated Bitcoin-backed mortgage provider, but has not yet announced mortgage rates, repayment terms, loan-to-value ratio limits, or triggers for additional collateral or liquidation.
APX founder and CEO Andrei Poliakov stated that, for example, on a property worth approximately $475,000, a buyer could pledge $190,000 worth of Bitcoin to borrow $95,000 as a 20% down payment. To finance the entire purchase without a cash down payment, approximately $475,000 worth of Bitcoin would need to be pledged, with the property also serving as collateral. He estimates the Canadian Bitcoin-backed real estate financing market to be between $44 million and $73 million, and notes that 15.8% of the company’s existing crypto loans are already related to real estate.
